Wortley Village–Old South
The Wortley Village–Old South Heritage Conservation District had a recognizable suburban streetscape by 1915. Its built form was mainly in place before the Second World War. The district has 1,048 properties. Municipal Council adopted the plan on 18 September 2014. It was designated under Part V of the Ontario Heritage Act on 1 June 2015.
A hire for a house in this part of London starts on The London Realtor. Settle the file, whether the lot is inside this district or only near the name, and a written agreement that names who represents you.
A general boundary, not every Old South street
The City's district page gives a general boundary, not a hard line for every lot, and not the edge of every street people call Old South. The London Plan does not map a separate definitive neighbourhood boundary for Old South.
North is Beaconsfield Avenue. East is Thames Park and the west side of Ridout Street South. South is both sides of Duchess Avenue, and both sides of Tecumseh Avenue East between Wortley Road and Ridout Street South. The district takes in properties east of Wharncliffe Road South, excluding those that front onto Wharncliffe Road South. Properties on both sides of Wortley Road south to almost Briscoe Street East are inside.
Wortley Village is also a Main Street Place Type. In The London Plan, Our City, policy 133, it is item 10. That status is the business street, not the whole district, and it is not a heritage designation by itself. The list is in the Our City consolidation. Wortley Village is not a business improvement area. The City's current areas are on the business improvement area page.
The London Normal School is a named landmark in the district. The photograph below is the former school. The file page identifies the building as now a YMCA.
What to ask before you hire
Ask whether the lot is inside the district or only near the name Old South or Wortley Village. Districts are marked by blue street signs with white text and a decorative top. The sign is not the lot line. Confirm the property on CityMap.
Ask which class of alteration needs a Heritage Alteration Permit under this district's plan. The classes are not the same in every district, and they are not copied here. A listed property that is not designated is a different case.
Ask whether the written agreement names who represents you. It has to be in writing before services. The rule is on RECO's page about signing a contract with a brokerage. Market figures are on the LSTAR statistics page. This site prints no sold price. The other six notes are on the neighbourhoods page.
Questions
Is Wortley Village the same boundary as Old South?
No. The City's general boundary is the Wortley Village–Old South Heritage Conservation District, and it is not the edge of every street people call Old South. Wortley Village as a Main Street Place Type is the business street, not the whole district.
Does every change in the district need a Heritage Alteration Permit?
No. A permit is required only for the classes of alteration in the Wortley Village–Old South district plan. The classes are not the same in every district. Read the plan, and the City's permit page, before you assume a window or a porch is simple.
